PHOTOS: A Look At Brampton's Most And Least Expensive Houses Right Now

 

If you’re having trouble finding a reasonably-priced home in Brampton, you’re not alone--the housing market continues to challenge prospective buyers who are grappling with limited inventory and high prices. 

In June, Brampton placed 10th on the list of 33 cities for average monthly rent for a one-bedroom home at $1,643 but finished 16th for average monthly rent for a two-bedroom at $1,773.

Recently, a study by the Canadian Centre for Policy Alternatives indicated that minimum wage earners (such as Ontario residents who earn $14 an hour) absolutely cannot afford apartments in Canada’s major cities--Brampton included. The study stated that the Brampton East rental wage is $29.97 an hour, which means a full-time minimum-wage worker would need to clock around 86 hours a week to afford their rent. The Brampton West rental wage is $27.40 an hour, which means a full-time minimum-wage worker would need to clock around 78 hours a week to afford their rent. 

Zoocasa recently reported that sales activity for Brampton homes were buzzing in July, with a total of 858 homes changing hands--an increase of 28 per cent from last year. That’s well outpaced the 2.8 per cent increase in new listings (representing 1,433 homes brought to market during the month), and has tightened up market conditions for buyers, with a sales-to-new-listings of 59 per cent - just on the edge of a sellers’ market, and up from 47 per cent last year.

As a result, the average home price now sits at $736,401, an increase of 4 per cent from 2018.

This has left many to question the real estate market in Brampton.
